Since 1985, Dixon Services has helped organizations understand land ownership, acquire the rights they need, and manage the information behind complex projects.
Based in Tyler, Texas, DSI supports oil and gas companies, municipalities, counties, and utility organizations with experienced land professionals, disciplined quality control, and integrated project data.

In 1984, Larry Dixon began working as a landman alongside a pipeline engineer. He purchased the company the following year, renamed it Dixon Services, and began building a team to support land acquisition and right-of-way projects.
Larry’s pipeline construction experience gave him a practical understanding of what happens after a right-of-way is acquired.
That perspective shaped DSI’s approach: land work should support the needs of the complete project, not simply satisfy requirements on paper.

The land services industry has changed significantly since DSI began.
Research that once required full days inside county courthouses can now frequently begin online. Projects generate more information, move more quickly, and require closer coordination between land, mapping, and acquisition teams.
DSI has continued to adapt without losing sight of the fundamentals.
Our technology improves the speed and accessibility of the work, but experienced professionals are still essential for interpreting records, identifying concerns, and knowing when courthouse research is required.

Reliable decisions begin with reliable information.
DSI centralizes the ownership, acreage, lease, acquisition, and project information gathered by its land professionals.
Dedicated land technicians review and validate that information before it is used to prepare documents, generate reports, or update maps.
The verified data connects with DSI’s GIS mapping system, giving clients a current view of tracts, ownership, leases, costs, and acquisition activity.
Research, mapping, lease preparation, and reporting remain connected instead of being scattered across unrelated files and systems.
Oil and gas remains the foundation of Dixon Services.
DSI primarily supports exploration and production companies through land acquisition, title research, lease preparation, due diligence, mapping, and data management. The company also provides right-of-way and easement acquisition for midstream projects.
That experience also supports municipalities, counties, and utility organizations. DSI helps public entities acquire easements, organize ownership information, generate maps, and maintain records for water, sewer, and other infrastructure improvements.

Dixon Services works primarily throughout East Texas, Northwest Louisiana, Southern Oklahoma, and Southwest Arkansas. The company has also supported projects elsewhere in Texas and in states including West Virginia and Colorado. When local courthouse research or an on-the-ground presence is required, DSI can put the appropriate resources and project leadership in place.
Dixon Services remains a family-owned company led by professionals with decades of experience in title research, acquisition, right-of-way, project management, GIS, and land administration.
Clients receive the capabilities of an experienced land services organization with the accessibility and accountability of a closely involved leadership team.
